When LPAS set out to design its own headquarters, the ambition was clear: make commuting to the office a choice, not an obligation. Taking over a 12,000 sq ft historic industrial building from 1925, the firm preserved character—refurbishing vintage skylights, maintaining a century-old gantry crane, and honoring the original shell—while infusing flexibility, light, and life into every inch.

Central to the transformation is an architectural system logic that supports hybridity without compromise. Flexible glass wall systems with sliding panels allow meeting rooms and collaboration zones to morph between open and enclosed states—holding sound control when needed, then sliding away to reconnect the space. A Pergola freestanding structure defines a hybrid lobby/meeting realm—visually porous yet spatially distinct, giving visitors a gateway into the heart of LPAS’s studio.

The open plan is organized by project rather than department, with unassigned workstations, project islands, and shared zones that encourage cross-disciplinary interaction (architecture, interiors, landscape) and mentorship through proximity. Enclaves for focus (with acoustic privacy), huddle rooms, and a quiet library offer choice for different work modes. Meanwhile, restorative pockets—the café, outdoor courtyard, even a pet-washing station—give staff ways to recharge, socialize, and bring personal life into the office rhythm.

Because the architectural elements are designed to reconfigure, LPAS can adapt as its teams and programs shift—no demolition required. The result is more than a beautifully restored workspace; it’s an ecosystem of architecture, technology, and human experience that evolves with the firm.
